Database reactivation, done one conversation at a time.
You have already paid for these leads once. Reactivation is not a marketing problem: it is four hundred separate questions, each of which only makes sense to one person.
Why “reactivation campaign” is the wrong shape
A campaign is one message to many people. Reactivation is finding out which of many people is ready, which is the opposite operation: it needs a different question per person and an answer read per person.
That is why reactivation campaigns underperform even when they are well written. The best possible generic message still asks the recipient to remember who you are and decide whether to engage, and most of them will not.
What Lewis does with a database
1. Reads the export: names, numbers, and the notes column, which is where the reason each person was a lead is written down.
2. Drops the rows it may not text at the door: not-textable numbers, do-not-contact marks, anyone who has ever replied STOP.
3. Ranks what is left by how much there is to open with, so the person with the most specific note goes first.
4. Drafts one message per person, quoting their own note, and holds it for your approval.
5. Reads what comes back for budget, timeline and area, in their words.
6. Hands you the ones worth a call, and leaves the rest alone.
The arithmetic
A four-hundred-name database is not four hundred opportunities. Realistically it is a hundred-odd textable numbers and a handful of people currently in the market. The value of doing this properly is not volume: it is that the handful gets found at all.
What it will not do
It will not cold-text anybody. These are contacts you already have a relationship with, and everything Lewis sends is a follow-up in a conversation that already existed.
It will not make a claim about a property, because there is no MLS behind it, and it will not promise a time or a figure: every one of those is held for you.
From four hundred dead names to three meetings.
Same list you already own.
Sitting in a CRM nobody opens.
The rest are dropped at import rather than filtered later.
Budget, timeline and area answered in their own words.
Other lists this gets pointed at
- Dormant lead follow-upThe ones who went quiet, opened with what they actually said.
- SMS lead qualificationBudget, timeline and area, in the lead’s own words.
- Zillow and portal leadsA cold portal lead is a note and a number. That is enough.
- Open house follow-upA sign-in sheet is a dormant list with a date on it.
- Buyer lead qualificationWhat a licence has to answer, and what it does not.
