A cold portal lead is a note and a number.
Which is not much, and is enough. The problem with portal leads has never been the quality of any one of them: it is that there are four hundred and no way to tell which three are real.
The shape of the problem
Portal leads come in volume, arrive cold, and convert at a rate that only makes sense across hundreds. Which means the work is: contact all of them, quickly, and find the few.
That is exactly the work a person cannot do consistently. By the fortieth message of an evening the messages get shorter, and by the sixtieth they stop.
What Lewis has to work with
Usually a name, a phone number, a property they enquired about, and a date. Sometimes a note. That is thinner than a referral and it is still specific enough to write one real sentence: an enquiry about a particular building two years ago is a fact about that person, and citing it is not a blast.
Where the record genuinely says nothing, that lead ranks lower and gets a more general opener. Lewis puts the specific ones first because those are the ones that get answered.
The part that needs saying plainly
Lewis will not tell a portal lead anything about the property they enquired about. There is no MLS behind it: no square footage, no price, no availability, no “still on the market”. Those are blocked on the way out, and a factual question arriving from the lead is escalated to you.
If the conversation needs listing data, that is the point at which it needs you, and finding that point quickly is the job.
What comes back
Budget, timeline and area in the lead’s own words, plus the thing they actually care about that a form never captured. Then a handover with the sentence that made it warm attached.
